BUILDING MAINTENANCE SUPERVISOR
GENERAL DEFINITION
This is supervisory building maintenance work directing a multi-trades component of a department's building maintenance and repair program. An employee in this class supervises, through subordinate trades supervisors, skilled, semi-skilled and full performance trades workers performing a variety of building and grounds maintenance and repair functions. This class is differentiated from lower level supervisory trades classes by the responsibility for supervising at least three separate trades. Work involves planning, assigning, coordinating and reviewing the work of building trades and grounds crews, insuring that work is completed in a timely and acceptable manner, and assigning priorities. Work is performed under the general supervision of an engineering or administrative building maintenance and repair superior.
TYPICAL EXAMPLES OF WORK (ILLUSTRATIVE ONLY)
Plans, assigns, reviews, and coordinates, through subordinate trades supervisors, the work of skilled, semi-skilled and trades workers; assigns priorities to work projects and activities; serves as a floor supervisor ensuring productivity goals, observes work in progress and makes recommendations designed to increase productivity and craftsmanship; analyzes and evaluates performance in relationship to established timetables and departmental building maintenance standards; prepares periodic schedules for preventive maintenance; gives special instructions as needed; inspects work sites to determine size and composition of work crews.
Reviews building service work orders for feasibility; estimates timetables, materials and costs for work projects; discusses with appropriate staff members work proposals, alterative recommendations, modifications and/or problem resolutions; prepares preliminary annual budgetary requirements; may prepare preliminary proposals for long term building maintenance goals.
Prepares preliminary specifications for maintenance and repair service contracts; may prepare preliminary specifications for large scale building alteration projects; prepares purchase requisitions for equipment, materials and supplies; inspects work for conformance to requirements; maintains record of work planned, in progress, and completed; maintains record of material and supplies used.
Serves as technical advisor to supervisor matters concerning building maintenance and construction.
Performs related work as required.
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES
KNOWLEDGE OF:
• the practices, methods, materials, and tools commonly used in building maintenance and repair activities
• the cost of labor, materials, and time necessary to complete a variety of building repair projects
• the occupational hazards and safety precautions involved in building maintenance and repair activities
• supervisory methods and techniques
• administrative practices and procedures as they relate to a building maintenance and repair program
• the practices and procedures used in grounds maintenance
ABILITY TO:
• plan, organize, direct and coordinate the activities of a multi-skilled staff providing a variety of maintenance services
• evaluate the quality, productivity and effectiveness of the overall maintenance program
• estimate labor, materials, costs and time needed in completion of individual projects
• interpret and utilize technical sketches and plans
• establish and maintain effective working relationships with associates
MINIMUM ACCEPTABLE TRAINING AND EXPERIENCE (The following statement represents the minimum training and experience standards which will be used to admit or reject applicants for tests. Applications submitted by candidates for this class will be reviewed based on training and experience requirements as approved on 1/87.)
EDUCATION:
Education equivalent to completion of twelfth school grade.
AND
EXPERIENCE:
Five years of experience in the trades commonly used in building maintenance, two years of which shall have been at the group leader level.
Any equivalent combination of education and experience determined to be acceptable by the Personnel Department that has included the specific experience described above.
PHYSICAL AND MEDICAL REQUIREMENTS
Ability to physically perform the duties and to work in the environmental conditions required of a position in this class.
LICENSES, REGISTRATIONS AND/OR CERTIFICATES
Possession of a valid proper class motor vehicle operator's license as issued by the Commonwealth of Pennsylvania prior to appointment and during tenure of employment as a Building Maintenance Supervisor if required by work assignment.
