It’s that time of year again. If you haven’t paid your 2022 Philadelphia property tax, make sure you do so by March 31. Missing this deadline will add additional costs to your account balance, including interest. Eventually, the City will file a lien against your property and could begin the process of selling your home at a Sheriff’s Sale.

Paying is easy

The Department of Revenue offers a range of payment options:

You can easily pay online using our property tax search website. Please continue to use this website to look up your account balance and pay your bills until October of this year. This tax will become available in the Philadelphia Tax Center after that date.

If you would rather pay by phone, please call (833) 913-0795. You can also pay in person at the Municipal Services Building (MSB) in Center City, across from City Hall, or by mail.

We do not accept photocopies of bills—please send originals if paying by mail. Also, if you wish to pay in person, we recommend making an appointment before you show up. You can set up an appointment online or by phone by calling (215) 686-6442—select option #3.

This year’s Real Estate bills began arriving in the mail in December 2021. If yours is lost, we can provide you with a copy, or you can print your own copy online.

Stay current

If you cannot pay your bill in full and on time, help is available. Call (215) 686-6442 and ask about our Owner-Occupied payment agreement (OOPA) program. This program allows homeowners to make affordable monthly payments on back taxes. You don’t need a down payment, and your monthly payment could be as low as $0.

You can apply for OOPA anytime. The application process is very easy—just download and complete this form. You can either:

  • Email the completed form to payment.agreement@phila.gov, along with supporting documents,
  • Return it in person at the MSB, or
  • Mail it to:

Our Installment program is also helping seniors and low-income families pay their bills in monthly installments. But you must act fast as March 31 is also the deadline to apply for the 2022 Real Estate Installment Plan.

Help is also available to veterans. Just call (215) 686-6442 and ask about our Real Estate Tax relief programs. We can still get you into an agreement if you don’t live in your home and need help with a payment plan.
